STEPS TO BUYING YOUR NEW HOME

Buying a home can be one of the most exciting times of your life but can also be one of the most stressful!  But buying an EarnhartBuilt home takes the stress right off of you since we will be with you every step of the way!  Here are some things to help you take it one step at a time, ensuring you’ll have GOOD memories of this big moment to last you a lifetime. 

  • How much can you afford?

Buying a home is so exciting that sometimes we forget about the boring things like finances.  Before you race to the listings, make sure you know exactly what you can afford.  This not only creates a smoother process, but saves a lot of heartache from falling in love with a house that you can’t afford. 

Find a lender you trust.  Just like finding that perfect home, it is ok to shop around.  Contact some lenders, compare rates, and find your financial “home” with someone you can trust.   Once you’ve chosen your lender, you’ll submit your application and gather all necessary documents for them to work on your approval.  This can include bank statements, tax returns, proof of income, etc.  Depending on the lender and the situation, this process can take 24-48 hours.  Once they’ve completed your application, they will be able to tell you exactly how much house you can afford. They will then give you the much anticipated Pre-Approval letter.  With this letter, you can now move forward with shopping for a home! 

  • Finding your home.

If you’ve made it to this page, then you were already looking at EarnhartBuilt’s beautiful homes and daydreaming about making one yours.  So what’s next?  You have your handy Pre-Approval letter and are itching to use it!  This is the fun part!  Contact our Real Estate Coordinator, Tre Allen, at 580-230-8449 and discuss with him all the details you are looking for in your new home.  He will schedule a time to view the homes that meet your criteria and answer any questions you have.  Time to go shopping!!

  • Writing the contract.

You’ve now received your Pre-Approval letter, walked the homes with Tre and have found the one you’re ready to make your own.  EarnhartBuilt has an in-house team that makes this process so easy for you as a Buyer.  We will write up the contract with the agreed upon terms and go through this in detail with you, answering any questions along the way.  Once this contract is signed, off to the Title Company it goes.  A Title Company is a third party that works together with the lender, buyer and seller.  They will work in the background getting all the legal documents ready to get us to the finish line.  

  • Under Contract.

We now have a signed contract and the legal wheels are spinning over with the Title Company, so now what?  Now is when you will do a walkthrough and have the property inspected.  If there are any items you feel need to be addressed, this is the time it will be discussed with the builder and a list will be agreed on if there are any changes that need to be made.  Again, Tre will be with you through this whole process, so don’t worry about who to contact or what to do next, we’ll get you through it.  After this, it’s just a waiting game.  The hardest part!  The lender you chose and the title company will do a lot of communicating during this period.  Once they have all their ducks in a row, off to closing we go!

  • Closing.

You made it!  It’s Closing Day.  This is the day that you will go to the title company and sign the documents that make this home yours! Title will walk you through every single page and explain everything as you go.  Once your hand is a little cramped from all those signatures, you will be given the code to your new home.  Inside, you’ll find a welcome packet with so many details, including paint colors, contractor contacts and all of your warranty information.  Now it’s time to contact those movers and become another EarnhartBuilt homeowner!

We only use the best Tyvek products to ensure our homes are 100% leak proof. After being trained by the Weatherization Partners on proper sealing techniques, we follow these strict guidelines even if customers can’t see the attention to detail we put in after the home is complete.

When working with Tyvek on our house wrap, we don’t use staples that tear the wrap or use the knockoff brands or textures that only block some water. We make ALL exterior penetrations in the home before siding or brick is added allowing us to seal those holes PROPERLY

Siding

Cement siding comes in many forms! We use James Hardie siding that is 100% cement. OSB covered with a cement layer was engineered in the 90’s and took a good 10 years to show how easily it could deteriorate over time. Although they claim it’s a better product now, we refuse to believe it and save a few bucks by using it.

Retaining Walls

It’s usually pretty obvious when a retaining wall is needed, but the proper way to build one isn’t so obvious. Even if we didn’t have it in our budget, we won’t build your fence on a cliff and make you deal with it later.

Together the headers, king studs and trimmers act as a system that transfers weight from above, down and around the window and door openings to the floor and foundation below. The longer the distance a header spans and the heavier the load it supports, the more substantial it needs to be. Saving a few bucks in lumber will cause a lifetime of doors and windows sticking or cracking.
